Location: Stirling

Your new role

About the role:

  • Support the Bid Manager in the preconstruction processes through to contract award.
  • Follow business procedures and ensure communications protocols are followed.
  • Ensure efficiency of proposals implemented to meet client's requirements, completeness of RPH commercial/tender submissions and maximising RPH overall profitability.
  • Commercial management of projects through preconstruction phase including payments in and out (application, assessment and certification and monthly cost reporting).
  • Develop and improve the calibre of our supply chain, monitoring supply chain performance, developing working relationships and providing feedback during bids to the preconstruction team and Directors.
  • Take an active role in continuous improvement within the commercial function of Pre-Construction.
  • Create and promote an environment of professionalism and maintain a strong customer focus
  • Employ previous sector experience to the benefit of the business
  • Take a partnering approach to working with all key stakeholders
  • Support the Directors to develop business and secure new work
  • Manage a workload of several projects or tenders at a time
  • Maintain a business perspective that is reflected in all decisions and actions - anticipating problems and modify plans accordingly
  • Demonstrate a strong commercial awareness identifying opportunities and risks
  • Take a strategic view of issues alongside immediate operational requirements
  • Consider efficiencies of design and specifications and undertake value engineering to ensure clients budget and requirements are met.
  • Provide turnover, profit and programme projections in support of setting, monitoring and updating business targets.
  • Due diligence on bids to ensure there are no errors and that bids are strategically designed to be successful, whilst being able to achieve our minimum net margin requirements.
  • Ensure RPH cost database and resource library is up to date and maintained through direct cost management.
  • Liaise with preconstruction administrator to ensure subcontractor database is maintained and that selected subcontractors are approved subcontractors who have been through the necessary financial checks.
  • Supporting all Framework type bids and non-standard bids, which require specific cost models to be employed.
  • Ensuring bid budgets are established and monitored for all bidding activities
  • Attending and leading the estimating aspects of Gateway 2 & 3 meetings as part of the bid sign-off process and recording margin information on all projects approved.
  • Ensuring all commercial data is effectively transferred to the delivery team at Gateway 4 handover stage.
  • Taking an active role in collecting lessons learnt feedback from the Gateways 5, 6 & 7 process and ensuring that they are closed out within the estimating function for subsequent bids.
  • Implement preconstruction commercial management on both incoming value and external payments to protect and benefit the business.
  • Monthly bid status reporting to Board and weekly bid status reporting to bid manager.
  • Costing support to R&D of standard RRG affordable house types.
  • Seek feedback on all bids and implement lessons learned and improve processes on subsequent bids
  • Other duties as required in agreement with the Preconstruction Director

What you need:

  • Professionally recognised relevant qualifications and degree educated is preferable, alongside significant quantity surveying or estimating experience with major contractor/developer
  • Experience in using an estimating system preferably Causeway, Conquest or similar
  • Experience across a wide range of Construction sectors preferred including residential
  • Commercial awareness and ability to provide leadership to drive project process to cost effective solutions
  • Excellent teamwork and written and oral communication skills
  • IT literate – MS Office (Excel, Word, PowerPoint)
  • Ability to work either as part of a team, from own initiative and to achieve prescribed timescales
  • Organised, methodical and accurate
  • Enthusiastic, can-do attitude
  • Demonstrable ambition and the desire to enable RPH to achieve growth targets
  • Valid driving license
