As Engineering Manager, you’ll be responsible for:
The Engineering Manager will be responsible for the supervision and control of all engineering development design activities prepared & issued by the technical team. This includes the day to day running of live projects and viabilities, the delivery of all of the responsibilities & objectives of the wider team together with the verification of all engineering development design information prior to issue and all in accordance with the Robertson Homes standard process & procedures. They will maintain, update & report on all the relevant engineers Key Dates for Robertson Homes budgeted developments and report on progress on a monthly basis to the Technical Director.
At Land Bid / Feasibility Stage
The EM ensures that the Engineering team (or suitably qualified external consultant) reviews a development layout taking cognisance of all the risks & constraints. Together with Architectural Manager (AM) ensures that the development feasibility layout drawing provides sufficient detail & information to be suitable for being utilised in order to prepare a robust land bid and provides a report on likely abnormal items.
Post Land Bid Stage
When a land bid has been accepted the EM is jointly responsible with the AM for establishing and agreeing with the Technical Director, Land Director & the Managing Director the intended development pre-site start programme (Key Dates Schedule). This should include providing a key date programme relative to securing the delivery of all necessary Planning & Technical Consents (including construction information) and the like up to an agreed site start date.
Where appropriate the EM ensures that all external Design Consultants (Engineers or 3rd parties and the like) are formally appointed within the budgets set out within the land bid.
The EM is responsible for the management & coordination of all the services provided by consultants ensuring that they fulfil their obligations in accordance with the development – programme requirements for all of the submissions within their appropriate fee structure agreed.
The EM ensures that all information relating to roads construction consent / drainage technical approvals / service infrastructure approvals submission layouts are adjusted to reflect the most up to date technical information available.
The EM will ensure that the Engineering team has identified the most appropriate process/route for the delivery of the approvals and that all of the necessary consultants required to complete submissions are duly engaged
The EM must ensure that ALL technical consents are submitted on time and in accordance with the development programme requirements.
Prior to the submission of any applications the EM ensures that all pre planning negotiations and discussions have taken place with the roads, services and drainage authorities. All necessary pre planning submission presentations and consultations have taken place and that whenever possible formal registration of applications is achieved at 1st submission.
The EM attends any technical, pre-planning and monthly technical team meetings to ensure that all the Technical Director & relevant members of the Robertson Homes Team (and their staff) are kept fully aware and updated of project progress.
Site Start & Post Contract
The EM ensures that all necessary technical consents are in place prior to attending the Pre-Start Meeting.
All design drawings, schedules and other documentation required by the Commercial Director & Construction Director (including their teams) is issued in accordance with the development programme to ensure that the build process can commence on site at the agreed site start date.
The EM ensures that they (or their team) attend & contribute to the monthly Project Team Meetings held on site together with design team meetings and pre planning update meetings.
The EM makes regular visits to the developments to ensure that design is being carried out correctly and that the site manager has all the necessary information and support required to deliver the projects.
Where appropriate the EM (or their team) issues all relevant design variations and ensures that these are properly distributed, and accurate records retained
